Risk Support Services: Commercial Energy Performance Certificates

If you own commercial premises, you are responsible for obtaining an Energy Performance Certificate (or EPC) for the property. This certificate shows the energy efficiency and carbon emissions of the building, on a scale of A to G (with A being the best level of energy efficiency. If you sell or rent the property, you need to have an EPC to provide to prospective buyers or tenants.

When is an Energy Performance Certificate needed?

You should have a certificate in place when the construction of the building is complete, if you are the first owner of a new property. If you own an established property you will need a certificate before you rent or sell part or all of it, or if you subdivide the property differently between multiple tenants, especially if you add fixed heating, air conditioning or ventilation systems.

The certificate gives valuable information to tenants or buyers about the energy performance of the building. This enables them to make a fully-informed decision about whether your property is right for them.

What are the consequences of not having an Energy Performance Certificate?

Certificates are now a legal requirement, so failing to have one will slow down and complicate the process of selling or renting your property, until you have one in place. More importantly, you could be fined for failing to provide one, with fines ranging from £500 to £5,000 depending on the rateable value of the property.

How is the energy performance rating calculated?

The rating is based on a thorough inspection of the property, which takes account of the building materials, the physical condition and design of the property and the types of heating and ventilation used.
